The SituationA homeowner in Aventura (33180) reported that their garage door reversed at the floor and wouldn’t stay shut. They’d already cleaned the lenses and still saw blinking sensor lights. With nightly raccoons testing the perimeter and rains moving in, security mattered.

On-Site Diagnosis

  • UL 325 photo-eyes were out of alignment by ~6 mm due to a bumped bracket.

  • Direct sunlight at 4:45 p.m. was flaring the receiver.

  • Low-voltage wiring at the sensor showed cracked insulation from humidity.

  • Opener force and limits had drifted after a prior DIY tweak.

What We Did

  1. Re-mounted and leveled photo-eyes with anti-vibration clips; verified solid green/amber indicators.

  2. Re-routed and re-terminated low-voltage wiring in protective conduit rated for humid environments.

  3. Calibrated travel limits and force, then performed a UL 325 safety test (2× block test).

  4. Cleaned reflective surfaces; added a sun-shade baffle to prevent late-day IR interference.

  5. Documented before/after readings; attached photos to the service report.
