The Situation
A Pompano Beach (33062) garage near the coast showed extensive rust on hinges, rollers, and fasteners, with water and sand intrusion under the door.
On-Site Diagnosis
Corroded steel rollers and hinges; pitted fasteners.
Torn bottom seal; threshold unevenness; track surface contamination.
Balance acceptable but trending heavy due to friction.
What We Did
Replaced corroded components with coastal-grade hardware and sealed nylon rollers.
Installed a new bottom seal and adjusted threshold contact.
Cleaned tracks (left dry) and tightened all hardware.
Reset opener travel/force and verified UL 325 operation.
